This building renovation is a model of sustainability featuring over 40,000 square feet of radiantly heated and chilled floors offering tenants both comfort and efficiency. Features include authentic cast-in-place concrete columns and walls, high ceilings, large operable windows, a three-story central atrium, and a fitness lounge.
Single-pane windows were replaced with more modern and efficient ones, while LED lighting illuminates 100 percent of the building. The wood used for the baseboards and stairsteps came from the building’s original roof. In combination with the client’s culture of openness, the minimalist approach with reused material pays homage to the gritty neighborhood. Additional green features include high efficiency water features, abundant bicycle parking, four shower rooms, an extensive rain garden and bioswale designed to handle 100 percent of the stormwater that falls on the site and building materials that were sourced when possible from within 50 miles of Portland.
